To fill a specific need in the Peoria area, OSF Healthcare System decided to construct a home dedicated to the needs of hospice patients. At project conception, P.J. Hoerr was selected by the owner to provide pre-construction and construction management services. A guaranteed maximum price (GMP) contract amount and project schedule were established early on in the pre-construction phase.
About this Healthcare Construction in Peoria, IL
This residential themed 23,000 sq ft, slab-on-grade, wood framed structure consists of 16 private resident/patient rooms and bathrooms arranged in two wings. Each wing has a living room with a play area for children and its own nurses station. The central core area includes a chapel, conference room, administrative offices, laundry room, kitchen, dining rooms, a volunteer room, a staff break room and internet café. A landscaped courtyard that includes walking paths, water features, and a covered gazebo sits between the two resident wings.
Construction management services
The HVAC system consists of a main central chiller with six air handling units suspended from the trusses, above the ceiling, in the main corridors. A dry-pipe fire sprinkler system provides coverage in the attic and in the conditioned living spaces below. Other systems include a complete medical gas system, an integrated nurse call / patient locator system, fire detection and alarm, closed circuit television, digital access control / security, emergency power generator, and wireless network access throughout the facility.
From the start of the project, P.J. Hoerr worked diligently with the owner and design team to meet the required budgets and develop realistic overall project schedules.
Additionally, P.J. Hoerr teamed with the owner in putting together a business strategy to insure involvement by minority contractors and individuals. This included a plan for small businesses to be mentored and a part of this complex project.
